Reasons why your house may not be selling:

There are many obvious reasons why a home will at times sit on the market. In today's market very rarely you come across it. However here and there you will find a property that will sit for a longer period of time or simply won't sell. 

Placing aside the obvious like pricing and home condition there are many reasons that at times are unique to the property to which it won't sell. Here are some of them:

1. Conditions of sale involve the seller finding adequate housing. At times the timeline doesn't meet buyers' and buyers may not want to risk the time waiting for a seller to find housing.

2. The location of the home maybe expose to a railroad or even a nosy neighbor. Outside features that simply can't be controlled but do affect a sale. 

3. The association in which the property is located is known to be a nuisance to the neighbors. This can be a nightmare to the owner so if the buyers get whiff they will shy away. 

4. The association fees are too high. Unlike other properties the fees in the community are noticeably high. 

5. Taxes to the area are too high on the property. In today's economy many are looking to keep a budget and this may not meet many families' budget. 

6. The home is haunted. Some homes may come with history and some locals may know of it and can deter buyers.

7. The seller likes to be present during showings and just deters buyers. Sellers need to leave during showings and allow a buyer's mind to wander in their home and picture themselves in it. 

8. The smell of a home. This doesn't mean it's not clean; simply the lifestyle of the owner. Such as pet smells and or cooking spices that can give a property a distinct scent.

9. In cases of a divorce; a wife and husband simply won't agree on a sale which deters the sale of the home and or offers made on it. 
   

When selling a home; a seller and broker need to do its best to price accordingly to any of the downsides their property may have.
