What Does a Landlord Look for When Renting?

NY is one of those states that is very strict with rental requirements coming from a Landlord or Board. Here is a list of items to have ready when applying for a rental:

Copy of Credit Report

Financial reference letters ( if a condo/coop board application).

In addition to these items make sure you have a credit score above 700 and make 40 times the amount of rent. If that is not the case your guarantor could apply with you and they must meet the same credit requirement in addition to making 80 times the amount of rent. In cases where there is no guarantor and your income and or credit is slightly short or no credit at all there are other rental guarantee sites that if the Landlord approves they can be used through approval process.

Tips for Renters
Renters that are looking for their next home should keep an eye on the following: If you are in NY state and are looking for a long term lease know that a landlord can only ask you for the first month's rent and security deposit upfront and no more than that with the exception of a broker fee. Pet fees are also not allowed anymore. Always ask what utilities you are responsible for. If you have valuable belongings and would like coverage on them know a landlord's property insurance policy doesn't protect your belongings; a separate policy such as renter's insurance is then required and some landlords will require you to have one. Typically they can be rather inexpensive. Virtual tours are very common these days especially after Covid. Please be aware that if you viewed the home via face time, zoom, or any other virtual tour option and sign a lease; it is final. My suggestion is: make it a point to fly in person or pick a broker you know you can trust when doing these video tours
