Some plan to sell and immediately buy their next home or others plan to rent and then take a look at what their personal lives would need, want, and what the market looks like at the time. Do you need to buy a property simultaneously? If you need to buy right away please keep in mind that closings don't always happen simultaneously. Therefore other plans need to be in place. Some ideas like a storage place and a temporary place to stay while closing occurs. or you can always negotiate to rent back from the new owners.

Why a broker? Statistically homes that sell with a broker sell for more than when listed directly by an owner. It is your broker's job to weed through the unqualified showings , handle those hard calls and negotiations. Make sure you hire a broker that communicates, can be direct with you, has experience, has good reviews, mirrors your style of communication and understands your plans. One that ultimately looks out for your needs!

Do you have a price in mind? Many sellers usually have a price in mind when it's time to sell. Pets must be out of the home and you will also need to be out of the home during showings. You need to allow future buyers the opportunity to look around without feeling the pressure of your presence or the uncomfort of your pet.

Home sellers have quite the job when it's time to place their home in pristine shape for showings. A few no, no's: 1. Make sure you have bright light coming in the bedroom and by that I mean no dark curtains and or shades if possible. 2. Keep your bedroom with neutral colors allowing all those that come to view it the possibility to envision themselves and their personal touch in it. 3. Don't block any windows with furniture and or closets and allow the element of the bedroom being too small 4. Don't call a bedroom a bedroom if there is no closet. 5. Keep closest neat and organized so potential buyers can envision the space and how they would use it. 6. Clean those fans!
In all areas of the house the rule a seller should go by is less is best. Meaning get rid of those furniture and or items that are not needed and are crowding any space. If needed use a storage unit until the home is sold. It's unbelievable what a tidy home can do to the bottom line number when getting an offer!
