SHOULD I SELL?
The question should rather be is it my right time to sell?
Our job is to match your needs, prepare you both mentally and financially for the process of selling and perhaps your next new home.
Let's take a look at some questions you should be asking yourself to determine what's suitable for you:

-
Do you need to sell or do you want to sell? Sometimes it's a combination of both. If it's a matter of wanting to sell be sure you are ready for showings, a move, perhaps house hunting again, and maybe not necessarily getting the price you envisioned.
-
Reasons why we want to sell? It's important to know for yourself the reasons why you want to sell. Perhaps you need more space, tired of the area, need to be closer to work, want to downsize, change in familial status, selling a family home, simply need to unload the extra vacation or investment house. There could be many reasons; however you need to be clear of them so you are certain selling is for you.
-
Do we have a plan in place after the sale? Some plan to sell and immediately buy their next home or others plan to rent and then take a look at what their personal lives would need, want, and what the market looks like at the time. It's important to have a clear path in mind before listing your home.
-
Do you need to buy a property simultaneously? If you need to buy right away please keep in mind that closings don't always happen simultaneously. Therefore other plans need to be in place. Some ideas like a storage place and a temporary place to stay while closing occurs. or you can always negotiate to rent back from the new owners.
-
Why a broker? Statistically homes that sell with a broker sell for more than when listed directly by an owner. It is your broker's job to weed through the unqualified showings , handle those hard calls and negotiations. Make sure you hire a broker that communicates, can be direct with you, has experience, has good reviews, mirrors your style of communication and understands your plans. One that ultimately looks out for your needs!
-
Do you have a price in mind? Many sellers usually have a price in mind when it's time to sell. I will agree it is important to do your own research in addition to placing trust in the broker you hire. We run comparables in your area in addition to having marketing techniques and packages that make a successful sale of your home.
-
Is your property ready to sell? Make sure to have all repairs out of the way. Buyers have the right to inspections and appraisers inspect. Your home needs to be ready to attract buyers that want to truly open up their checkbook.
-
Are all parties in agreement? If there is more than one individual involved in a sale make sure you have all quarrels aside and you are all on the same page. All parties on title are required to sign agreements and closing documents.
-
Have arrangements been made for your pet during showings and are you mentally ready? While selling your home it must be maintained in a show ready look. Pets must be out of the home and you will also need to be out of the home during showings. You need to allow future buyers the opportunity to look around without feeling the pressure of your presence or the uncomfort of your pet.
Maintain equity in your home
Healthy economic environment leads to consumer confidence and spending. This causes buyers to purchase at the max of their pre-approval budgets or feel like taking on riskier home loans. When you mix that along with job stability, growing market sectors, and controlled inflation you create a real estate bubble that in turn increases property values.
Homeowners can do a few things to ensure constant equity increase or protection of it by upgrading kitchens, bathrooms & floors. Other main essentials that not only add value but also curb appeal are windows, roof, central ac/heating systems, and landscaping/gardens. Keeping your home in not only a solid state but also current in times to decor, style and aesthetic makes your home look like new even if older. It's important to remember that owning your home is usually the biggest asset an individual will have so maintaining and increasing its value, is a must.

Tips on getting your home SOLD ready!
Home sellers have quite the job when it's time to place their home in pristine shape for showings. A few no, no's: 1. Make sure you have bright light coming in the bedroom and by that I mean no dark curtains and or shades if possible. 2. Keep your bedroom with neutral colors allowing all those that come to view it the possibility to envision themselves and their personal touch in it. 3. Don't block any windows with furniture and or closets and allow the element of the bedroom being too small 4. Don't call a bedroom a bedroom if there is no closet. 5. Keep closest neat and organized so potential buyers can envision the space and how they would use it. 6. Clean those fans!
In all areas of the house the rule a seller should go by is less is best. Meaning get rid of those furniture and or items that are not needed and are crowding any space. If needed use a storage unit until the home is sold. It's unbelievable what a tidy home can do to the bottom line number when getting an offer!
A professionally staged home is more like able and will attract more showings, increasing the chances of future offers. If the home is correctly staged it can also affect the value of the home as many buyers are usually drawn to the visuals of imagining themselves in the home and the decor of the home may just strike their taste. When staging a home the focus should remain on living room, dining room, master bedroom, family room, and light decor in the kitchen area.
When staging the home; stage it according to the the feel and construction type of the home. Also the area will have a certain vibe an interior decorator can translate to the pieces used to stage.
