Owning an investment property can be tricky at times or can be a smooth sail. The outcome is really never determined whether you manage yourself or have someone manage for you. The idea of property management is to have more of a surety to make it easier even if it becomes hard.
Honestly speaking, some landlords can get by with managing their own investment and never need a management company. The usual reasons are because it's their only job... yes property management especially for your own property can be a full time job or a part time.

Complex property with more than just tenants to manage
Doesn't have the contacts
To increase revenue
Property Management was created with the intent of doing the job for you and therefore freeing up your time, avoiding added stress, allowing you to focus on work and travel, giving your tenants the feel of a professional manager and you, allowing you to invest in other properties, supporting you with knowledge and expertise, assisting you in all the common areas of the property (ies), supporting you with local contractors or contacts as needed, & assisting you in increasing the value of rent and property.
If your property manager is not doing this for you; then this is not the right property manager for you.
