I mean, it's simple right?! All you do is supervise a property and or make sure tenants pay rent?
Let's dive deeper on what a property manager actually does. A property manager is more than a care taker. The sole job of a property manager is to not only manage your property but protect your investment. The dictionary defines a property manager : "They act as the "boots on the ground," responsible for finding and screening tenants, collecting rent, maintaining the property, and ensuring compliance with local laws. "
Some key functions of a property manager:
lease renewals
rental increases
inspections
rent collections
move ins/move outs
tenant relations
contractor relations
protection of asset
maintaining liabilities at minimum
maintaining vacancies at minimum
increase rental revenue
attorney communications
There are numerous hats that a property manager will wear in order to manage your property. Each property has its own unique challenges. What makes a property manager stand out is the ability to solve issues quickly.
Quick problem solving is a combination of knowledge, emotional intelligence, experience, and a network of contractors and or resources to assist with the job at hand. A true property manager watches for the best interests of their client and treats the property as their own.
There are many softwares that help property managers stay on top of deadlines for different important dates but softwares don't compare to when a property manager is in tune with the property, tenant or landlord needs.
