I'm sure this is a question in every buyer's mind. With the market being up and down and also so many areas where it could be reacting differently; a buyer's question would be how much should I offer? Typically when you are working with a broker they would be the ones to advise you on the matter. For the purpose of this blog let's assume you are just curious before you start the process of buying with me :-).
Typically after that ONE showing where your heart is melting and you want to make an offer; these are the questions you should be asking yourself before you make the offer :
What is the condition of the house, fair, poor, excellent?
How has been the competition when placing an offers on other homes you've seen?
How much do I like the home?
How ready am I to move on it?
Do I need help with closing costs
Do I need help to pay for renovations?
How long has the house been on the market?
Is the seller communicating they want to sell?
No matter what, it is a mixed market. Depending the home you will find it selling at full price but it also depends on the price it was listed at. In today's market however for the most part homes are selling below asking price and even when an offer is received it its negotiated by at least 3-5% of asking price.Â
